If you are living in a new construction home, you likely know how the home is performing already, and where you may have concerns. This is particularly critical when a builder’s first year of warranty coverage is about to expire. You lose a lot of traction with a builder at the 12 month mark, but you can have them make repairs and improvements if you can show them an objective report from a qualified professional inspector such as us.
That is why getting a builder warranty inspection is so important. We will inspect all of the items normally evaluated during a residential home inspection with emphasis on known building standards. Even if you had the home inspected before you moved in, consider the first year the “break in period” and have it checked between the 10th and 12th month.
Armed with a complete inspection report, you can go back to the builder to have all of the issues addressed. This will give your home the best possible start, and give you more comfort and peace of mind.
